Traditional mortgages, home equity options, purchase financing and specialized solutions for your next chapter.
Being retired—or approaching retirement—doesn’t necessarily mean your home financing options are limited. Depending on your income, assets, credit, home equity, and goals, you may have access to many of the same mortgage programs available to other borrowers, along with financing options that can be especially useful for older homeowners.
Whether you want to purchase a home, refinance an existing mortgage, access home equity, make improvements, or restructure debt, I can help you explore the available options and understand how each may fit into your overall plan.
As both a Loan Officer and Senior Planning Advisor, I look beyond simply finding a loan that works today. I also consider how that financing may fit with your housing goals, monthly expenses, available assets, home equity and longer-term plans.
Introducing Gidget Jackson, The Reverse Mortgage Lady, licensed mortgage loan officer offering financing solutions for Seniors. With over 40 years of real estate experience, I'll help you find a path that you want to follow. I'll give you tools and information to make an informed decision that is best for you. I'm only a phone call, email, or text message away. And yes, I offer personal service and respond to all my calls.
Notice: If you have a current Realtor you are working with, please let me know. I respect other Realtors and will work with them to fill any gaps with my services while maintaining your client relationship.
You don't have to complete a full mortgage application just to ask a question or explore your options. Choose the option below that best describes what you're considering. I'll review your information and contact you to discuss your next steps.

If your goal is to remain in your current home, financing may help you manage expenses, make improvements, access available equity, or restructure existing debt. The right option depends on your individual financial situation and long-term plans.
Mortgage Refinance — Replace an existing mortgage with a new loan when refinancing provides a financial benefit.
Home Equity Line of Credit (HELOC) — Access available home equity through a revolving line of credit, subject to qualification.
Home Equity Loan — Borrow against available home equity with a separate loan and repayment schedule.
Cash-Out Refinance — Refinance your mortgage for more than the existing balance and receive eligible equity as cash.
Home Improvement Financing — Explore financing for repairs, renovations, accessibility improvements, or aging-in-place modifications.
Reverse Mortgage — For eligible homeowners age 62 and older, a reverse mortgage may provide another way to access home equity without requiring monthly principal and interest mortgage payments, while allowing you to remain in your home as long as loan requirements are met. Learn more on my Reverse Mortgages page.
Retirement does not automatically prevent you from qualifying for a mortgage. Depending on your financial situation and eligibility, there may be several ways to finance the purchase of your next home—whether you're downsizing, moving closer to family, relocating, or simply choosing a home that better fits your lifestyle.
Conventional Loans — Traditional mortgage financing for qualified borrowers.
FHA Loans — Government-insured financing that may provide more flexible qualification options for eligible borrowers.
VA Loans — Financing benefits for eligible Veterans, active-duty service members, and certain surviving spouses.
Other Purchase Loan Programs — Additional financing options may be available depending on your income, assets, credit, property type, and financial goals.
Choosing the right financing is only part of purchasing your next home. I can also help you evaluate the real estate side of the move, including finding a home that fits your lifestyle, coordinating the sale of your current home when needed, and considering how your financing and real estate decisions work together.
You may not have to sell your current home before purchasing your next one.
Many older homeowners have substantial equity in their current home but don't want to sell until they know exactly where they're going next. Selling first can also mean temporary housing, storage, moving twice, or feeling pressured to quickly find another home.
A Bridge Loan may provide qualified homeowners with short-term financing that helps bridge the gap between purchasing the next home and selling the current one.
Depending on the loan program and your individual circumstances, a Bridge Loan may help you:
Buy your next home before selling your current home
Access equity that is currently tied up in your home
Avoid making your purchase dependent upon the sale of your current property
Move first and prepare your former home for sale afterward
Avoid temporary housing and the expense and inconvenience of moving twice
Give yourself more time to make the transition
A Bridge Loan may be worth exploring if you're moving to a smaller home, 55+ community, new construction home, condo, senior community, or closer to family and find the right property before your existing home is sold. Buy-before-sell or relocate bridge financing is specifically used for this type of timing gap.
Current Home Equity → Bridge Financing → Purchase Next Home → Move → Sell Current Home → Repay Bridge Loan
Don't assume you have to sell first. Before listing your current home or passing up the home you really want, let's look at the numbers and see what options may be available.
Bridge Loans are short-term financing and aren't appropriate for everyone. Interest rates, fees, repayment terms, equity requirements and qualification guidelines vary by program. Your ability to sell the departing home within the required timeframe and your planned repayment strategy should be considered carefully.
Sometimes the right move isn't moving at all. If you want to remain in your current home, financing may be available to help make the property safer, more comfortable, more accessible, or easier to maintain as you age.
Bathroom and accessibility modifications
Ramps, wider doorways and safer entrances
Flooring and other fall-prevention improvements
Roof, windows and major home repairs
HVAC and energy-efficiency improvements
Hurricane protection and storm-related upgrades
Other renovations that may make aging in place easier
Before taking on new debt for major improvements, it can be helpful to consider the bigger picture. Together, we can look at whether investing in your current home makes sense for your long-term plans—or whether downsizing or purchasing another home may be a better option.
My job isn't simply to find you a loan. It's to help you understand how your financing decision fits into the bigger picture.
As a Senior Planning Advisor, Loan Officer, and Real Estate Broker-Associate, I can help you look at your housing and financing decisions together. Should you stay in your current home? Would downsizing make more sense? Could accessing home equity improve your financial flexibility? Would purchasing another home better fit your lifestyle?
When additional expertise is needed, I can also connect you with other senior-related professionals and resources to help provide a more well-rounded approach to your needs.
That's my superpower—helping you connect the pieces so you can make informed decisions about your next chapter.
Senior Loan Options
Your home may be one of your most valuable financial assets. The right mortgage strategy could help you remain in your home, purchase a more suitable property, manage expenses or create greater financial flexibility during retirement.
I provide personal guidance without pressure. My role is to explain the available options, answer your questions and help you make an informed decision based on your needs and goals.

We start by discussing your goals, current housing situation, income and assets, existing mortgage or other debts, and your future plans. This helps identify which financing options may be worth exploring.
I review the financing options that may fit your situation and explain the potential loan terms, estimated costs, monthly payment considerations, qualification requirements, and important differences between the available programs.
If you choose an FHA-insured Home Equity Conversion Mortgage (HECM), you must complete counseling with a HUD-approved housing counseling agency before the loan can proceed. The counselor provides independent information about the program, your responsibilities, costs, alternatives, and other important considerations.
You complete the application and provide the requested identification, income, asset, insurance, mortgage and property documents.
The lender reviews your application and supporting documentation, verifies that you meet the loan program requirements, and evaluates the property when an appraisal or other property review is required.
Once the loan is approved and all required conditions have been satisfied, the final loan documents are prepared for closing. Before signing, you'll have an opportunity to review the final terms, costs, and other important details associated with your loan.
The exact documents will depend on your loan and personal circumstances. Commonly requested items include:
Government-issued identification
Social Security or income documentation
Recent bank and asset statements
Current mortgage statement
Homeowners insurance declaration page
Property tax information
HOA or condominium information, if applicable
Trust, deed or estate documents, if applicable
Reverse mortgage counseling certificate, when required by the loan program
Additional documents may be requested during the review.
Every homeowner's situation is different. A complimentary personal loan review can help you understand which financing programs may be available to you, how the options compare, what costs and monthly payment considerations may be involved, and how each option may fit with your housing and long-term financial goals.
There is no pressure or obligation. You are encouraged to include your family members, financial advisor, attorney or other trusted professionals in the conversation.
