Need to apply for a mortgage?
New construction can be an excellent option for your next chapter, offering modern floor plans, energy-efficient features, lower-maintenance living and opportunities to choose features that support your lifestyle now and in the future.
If you're considering a new home or 55+ community, contact me before visiting a model home, registering online or speaking with the builder's sales representative. Builder policies regarding real estate representation vary, and in many cases your real estate professional must be identified or registered at the beginning of your relationship with the builder.
Buying a new construction home is exciting, but it's important to remember that the builder's sales representative represents the builder—not you.
As your real estate professional, I can help you compare communities, evaluate homesites and floor plans, review builder incentives and upgrade costs, coordinate financing, understand the purchase process, and help you look at the transaction from your perspective.
Builder policies regarding real estate representation vary, and some builders require your real estate professional to be identified or registered before—or at the time of—your first visit or contact. That's why I encourage you to contact me before visiting a model home, registering online, requesting information, or speaking with a builder's sales representative.
The builder's sales representative works for the builder. Having your own real estate professional gives you someone focused on your goals, preferences and overall purchase strategy.
I can help you compare communities and builders, evaluate homesites and floor plans, understand upgrade and option costs, review builder incentives, coordinate financing, consider the timing of selling your current home, and help you navigate the purchase process from your first visit through closing.
One of the advantages of new construction is the opportunity to choose a home and features that may make everyday living easier as your needs change. When evaluating a new home, we can look beyond finishes and décor and consider how the home may function for you over the years.
Features such as single-story living, wider doorways and hallways, low-threshold or walk-in showers, fewer steps, easy-to-reach storage, appropriate flooring and flexible living spaces may help support comfort, accessibility and aging in place.
Choosing new construction also means choosing a community. I can help you look beyond the model home and compare factors such as HOA fees, community amenities, maintenance responsibilities, location, healthcare access, shopping, recreation, pet policies and other considerations that may affect your lifestyle and long-term plans.
New construction financing can be different from purchasing a resale home. Depending on the builder, property and your circumstances, financing options may include Conventional, FHA, VA, HECM for Purchase and other available senior home loan programs. Builders may also offer financing incentives through preferred lenders, which should be evaluated along with the overall loan terms and costs.
As both a Real Estate Broker-Associate and Loan Officer, I can help you look at the home purchase and financing together so you can compare your options and make an informed decision.
Builders may offer incentives such as closing-cost assistance, interest-rate buydowns, upgrade credits or other promotions, particularly when using a preferred lender or title company. These incentives can be valuable, but they should be compared with the home's total price, financing terms, upgrade costs and other available options.
I can help you evaluate the numbers so you understand the overall cost—not just the advertised incentive.
For many seniors, buying a new construction home is only one part of the move. You may also need to decide when to list your current home, whether to sell before or after the new home is completed, and how to coordinate the timing of both transactions.
I can help you develop a strategy for your current home and your new purchase together, including the timing, financing and transition between the two homes.
If you're interested in a new construction home or community, contact me before visiting the sales center, completing an online registration or providing your information directly to the builder. Builder policies vary, and having me involved from the beginning helps ensure I have the opportunity to represent you throughout the purchase.
There is generally no additional real estate commission charged to you for having me represent you when the builder offers compensation to the buyer's real estate professional. We can confirm the builder's policies and any compensation arrangements before you proceed.
You don't have to start with a particular builder or community in mind. Tell me what you're looking for—location, price range, home style, amenities, maintenance preferences and the features that are most important to you—and I can help you explore new construction options that may fit your needs.
We can compare communities before you begin visiting sales centers, helping you narrow your choices and approach the process with a plan.
Lee County offers a variety of new construction opportunities that may work well for seniors—from 55+ active-adult communities to villas, single-family homes and low-maintenance neighborhoods without an age restriction.
I can help you explore both age-restricted and non-age-restricted communities based on the lifestyle you want, your budget, preferred location, home design, amenities, maintenance responsibilities and future accessibility needs. New communities, homesites, incentives and available inventory change frequently, so contact me before visiting or registering with a builder.
