Need to apply for a mortgage?
Buying a home later in life can involve different priorities than it did years ago. The right home, location, financing, ongoing expenses, and future accessibility all matter. Whether you're downsizing, relocating, moving to a 55+ community, purchasing a seasonal home, or simply looking for a home that better fits your lifestyle, I can help you look at both the real estate and financing sides of the decision.
Helping seniors and older adults purchase homes in Fort Myers and throughout Southwest Florida with experienced real estate guidance and senior home financing options.
Whether you're downsizing, moving closer to family, relocating to a 55+ community, or simply looking for a home that better fits your lifestyle, purchasing a home later in life comes with some unique considerations. As a Senior Planning Advisor, Real Estate Broker-Associate, and Loan Officer, I can help coordinate both the real estate and financing sides of your move so you can make informed decisions with fewer moving parts.
Depending on your situation, we can compare options such as Conventional, FHA, VA, USDA, HECM for Purchase, and other available senior home loan programs to determine which may best support your purchase goals.
The amount the buyer must bring to closing depends on factors such as the age of the youngest borrower or eligible non-borrowing spouse, the home's value or purchase price, current interest rates, and applicable HECM program requirements.
As with other reverse mortgages, the borrower may make voluntary payments toward the loan balance at any time without a prepayment penalty, although monthly principal-and-interest payments are not required as long as the loan requirements are met.
HECM for Purchase is not the only reverse mortgage purchase option that may be available. Some proprietary reverse mortgage programs may allow eligible buyers to purchase a home using a reverse mortgage, including programs with different minimum-age requirements or options designed for higher-value homes. Availability, age requirements, loan amounts, property eligibility, and program guidelines vary by lender and location. I can help you compare the available options to determine whether a reverse mortgage purchase program may fit your goals.
Choosing the right home and choosing the right financing often go hand in hand. As both a Real Estate Broker-Associate and Loan Officer, I can help you evaluate the property, purchase strategy, financing options, timing, and your current home together rather than treating each decision separately.
A newly built home can be an excellent option for your next chapter, particularly if you're looking for lower maintenance, energy-efficient features, modern floor plans, or a home designed with accessibility in mind. New construction may also give you opportunities to select finishes, structural options, and features that can make the home more comfortable for years to come.
Buying from a builder is different from purchasing a resale home. I can help you evaluate the community, homesite, builder incentives, upgrade costs, financing options, contract terms, timelines, and other considerations—and represent your interests throughout the process. When possible, we can also look for design choices that may support aging in place, such as single-story living, wider doorways, low-threshold showers, fewer steps, and other accessibility-friendly features.
If you haven't found the right home or community yet, I can help you explore available properties, 55+ communities, locations, and housing options that fit your lifestyle, budget, and future needs.
If you've already found a home you're considering, I can help you review the financing options available for the purchase and discuss how the home, financing, and timing may fit into your overall plan.
The right home isn't just about bedrooms, bathrooms, and price. For many older adults, it's also important to consider how well a home will work for you in the years ahead. Thinking about accessibility, maintenance, transportation, healthcare, family, and everyday convenience before you purchase can help you choose a home that supports both your lifestyle today and your future needs.
I can help you evaluate homes and communities from a senior-focused perspective—not just as a real estate transaction.
Single-story living or a first-floor primary bedroom
Low-maintenance living and exterior maintenance responsibilities

55+ and active-adult communities
HOA and community fees and what they include

Property taxes, insurance and overall housing expenses
A move doesn't always mean simply buying a smaller home. It may mean finding a home that is easier to maintain, closer to family, better suited for entertaining, located in a community with more amenities, or designed to make everyday living easier.
If you also have a home to sell, I can help coordinate the timing of your sale and purchase and work through the practical details of making the transition from one home to the next.
You don't have to figure out the real estate, financing, and transition pieces separately. We can start by talking about where you are now, what you'd like your next home to provide, and the financial options that may be available to help you get there.
